Reservations Policies

Q: How do I make a reservation?
A: You may call our reservation line at 970-223-1805 or book online at  If you make a reservation online, a vacation specialist will contact you to confirm and finalize your rental within 48 hours.

Q: What is your payment policy?
A: A deposit of $250 is required at the time of reservation. The balance is due 60 days prior to arrival. Your encrypted credit card on file will be charged when the balance payment is due. Reservations made within 60 days of arrival must be paid in full by credit card at the time of booking.

Q: What if I need to cancel my reservation?
A: Your reservation is fully refundable, less the $250 deposit, 60 days or more from your arrival.  If you cancel within 60 days of your arrival, you will be charged in full. 
     Unplanned events often arise altering travel plans - such as flight delays, lost luggage, injury, illness, etc. We offer travel insurance at a cost of 7% of your reservation total that will offer protection prior to and during your trip through Rental Guardian.  Contact us for details.

Q:  Are pets allowed? 
A:  No pets are allowed in any of our properties.  If an unauthorized pet is found on the property or evidence has been found of such, a $500 charge will be made to the credit card on file.

Q:  Do you have restrictions on to whom you rent?
A:  We do not rent to persons under the age of 25 without a parent or guardian present in the unit at all times.  This policy is strictly enforced.

Q:  What time is check in and check out?
A:  Check in is 4:00 p.m. on your arrival date and check out is 10:00 a.m. on your departure date.  Early check in and late check out is available upon request for an additional fee.

Q:  Do you offer daily housekeeping?  What amenities will my unit have?
A:  Your unit will be cleaned and stocked with towels, bed linens, starter sets of basic toiletries and dish soaps upon your arrival.  Daily housekeeping is not provided unless you arrange it for an additional fee.

Q:  Is smoking allowed?
A:  No.  No smoking of any substance is allowed in any of our properties.  If evidence of smoking has been found, a $500 charge will be made to the credit card on file.

Q:  What is the maximum occupancy for each property?
A:  By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

Q:  Do you require a security deposit?
A:  No.  A Property Protection and Fee is added to all reservation in lieu of a security deposit.  The Property Protection Fee is a damage waiver that will cover certain accidental or inadvertent damages as set forth in your rental contract. Please be advised that intentional damage or gross negligence will result in additional costs.
