Corporate Policies

Owner Usage

Unlike many property management companies, we believe your unit is yours to use as you like.  We will never limit you to the number of nights you may use your home or condo.  We do expect owners to understand that they, like our renters, are on a first come basis.  If you book your home a year in advance, that reservation is yours.  If you cancel your reservation, we ask you give us as much notice as possible so we have the greatest opportunity to fill the dates with paying guests.

We even offer our owners the option to clean their homes themselves, or use our cleaning staff at the normal cleaning rate.  We do stipulate that if we find the home isn’t being cleaned to our standards that we will send in our cleaning staff to assure the highest quality is met and maintained for all of our guests and the appropriate fees will be charged.

 

Owners are certainly welcome to allow friends and relatives to use their home or condo; however, in our experience we have found it is usually best to have them rent at the normal advertised rate.  This assures that owners are never taken advantage of, are never accused of playing favorites, and allows our professional staff to inspect the home afterwards to ensure all is in order.  Owners are offered a referral incentive. For any booking secured via an owner referral, owners will receive a discount of 10% off of the normal 30% commission the Ski Colorado Vacation Rentals collects.

 

At Ski Colorado Vacation Rentals we do have a policy that owners are not allowed to compete with us in trying to secure rentals.  We spend a lot of money and time on every owner’s behalf not only in advertising, but by having a system in place to minimize, if not eliminate, theft and damage.  We have a comprehensive rental agreement that all renters must agree to, we have systems in place for securing keys, cleaning and inspecting units, and providing concierge services to our guests.  Our commission covers a lot more than just getting a renter into your home.

Owner Referred Rentals

As mentioned above, owners are offered a discount of 10% off of our normal 30% commission rate for referrals.  Kindly understand that not all referrals will be honored.  For example, if your home has a four night minimum and a referral only wants two nights over a Friday and Saturday, the referring guest will probably not be allowed to stay in your home.  We of course will do everything we can to accommodate as long as it makes sense for our owners, guests, and our company.

Owner Fees

We try to be as upfront and fair as possible with respect to all fees associated with renting your home or condo.  Our 30% commission is calculated off of the gross rental rate received (which may or may not have a cleaning fee subtracted from it).  For example, if a guest books a home for $500/nt x 7 nights, a cleaning fee (of say, $300) is usually subtracted from the rental rate received.  So, owners will receive 70% of $3200.  Owners also share credit card fees with Ski Colorado Vacation Rentals.  So in the example above, owners will receive roughly 3.0% less of the $3200 collected.

Property Listed for Sale

If an owner lists a property for sale, they must notify Ski Colorado Vacation Rentals.  We will do everything we can to help all brokers show the home.  In fact, since our rental calendars are made public per property and are always kept up to date with real-time reservations, we find it makes showing your home that much easier for brokers representing potential buyers.

 

Here at Ski Colorado Vacation Rentals we will not limit you to having your home on the market during certain months only.  Your home is yours and you are welcome to place it on the market at your convenience.  It is standard in Summit County to have a Purchase Agreement subject to rentals that are already in place.  We will work with your listing broker (if in the case it is us, this makes the process seamless), to ensure that future rentals are handled in the best possible manner.

Housekeeping Policies

Ski Colorado Vacation Rentals does give owners the option to clean their property themselves after their departure or to use our professional staff and the standard rate.  Kindly understand that if the home or condo is not left in a condition that meets are strict standards (which are usually brought to our attention via the next guest to check in), then Ski Colorado Vacation Rentals reserves the right to send in our professional staff and the cost will be passed onto the owner.

 

In the case that the owner has a friend or relative using their home (with or without charging a rental rate), the standard cleaning charge will be charged to either the owner, or to the guest of the owner.  In our experience we have found this assures consistency in maintaining the quality of the home and also assures that all items have been checked and have been found to be in working order and that nothing is missing from the home.

Management Rewards Referral Program

We understand the importance of offering exceptional service to not only our guests, but to our owners.  If you feel we have done a good job and refer us to someone who then becomes an active participant in our property management program, then Ski Colorado Vacation Rentals will give the referring owner a $500 Visa Gift Card as our way of saying, “Thank You!”

During the Off Season

In Breckenridge and most of Summit County the off-season is usually defined as mid-April to June and September to mid-November.  During these times rentals are not as desired and are the perfect times to consider doing property upgrades and major repairs.  We have a lot of experience in this area and are more than happy to provide references for contractors in Summit County to help you with these types of activities.  Although we will not limit you from doing these activities during the rental seasons, we do encourage you to consider doing your projects during the off season times.  The months to try and avoid are December-April.  Winter conditions can pose a challenge to many projects and these are the most lucrative months.

 

During the off season Ski Colorado Vacation Rentals will require an annual deep cleaning of your vacation home or condo.  This will include carpet cleaning, upholstery cleaning, cleaning under stoves, refrigerators, furniture, etc, cleaning comforters, and any other major tasks that aren’t normally done on a regular basis.  Of course these items will be done more than annually if we find the home is in need of such.

Maintenance and Repairs

While under the care of Ski Colorado Vacation Rentals we will keep the home up to standard by providing maintenance and repairs as speedily as possible.  For any item that needs addressing that is under $200, we will hire the appropriate contractors to come and resolve any issues that may arise.  For any issue that is not urgent that is over $200, we will apprise you of the situation as quickly as possible and resolve issues in an expeditious manner. 

 

Contract work in Breckenridge and Summit County is an expensive area to live and maintain homes.  If we can do basic maintenance and other work required for your home in-house, we will bill at $30/hr.  If we must hire outside contractors, they usually charge somewhere between $50-$75/hr, plus the cost of parts and travel time (or rather, a trip charge).
